About Cocoa Beach Main Street

Where Downtown Meets the Ocean

Cocoa Beach Main Street (CBMS) is a 501(c)(3) nonprofit organization dedicated to revitalizing and promoting Downtown Cocoa Beach as a vibrant, economically strong, and culturally rich destination. Since our designation in 2014 by the State of Florida’s Division of Historical Resources, CBMS has led efforts in economic development, historic preservation, and district-wide improvements.

As a proud member of the Main Street America network, CBMS follows a proven four-point approach: Economic Vitality, Design, Promotion, and Organization. This framework empowers us to align with both local stakeholders and national leaders to support small business growth, attract investment, and drive sustainable development.

What We Do

  • Strengthen the Local Economy through targeted business support, entrepreneurial outreach, and district-wide planning.

  • Build Partnerships with small businesses, property owners, civic leaders, and tourism professionals to create a unified vision for the downtown area.

  • Promote Cultural Events and unique experiences that attract visitors while enriching the lives of residents.

  • Enhance Public Spaces through beautification projects, signage, accessibility improvements, and preservation of the district’s historic charm.

We work hand-in-hand with local and regional leaders to support Cocoa Beach’s identity as both a beachside escape and a thriving economic hub. With every initiative, Cocoa Beach Main Street aims to foster a walkable, livable, and investable community.

 

Meet the board

 

Kenne Wells - Executive Director

Born and raised in Lakeland, Florida. Has 1 daughter, and 5 grandchildren.

Cocoa Beach resident since 2010.

Owner/operator of Coastal Market from 2011-2023.

I have always believed that if you love where you live, you should take an active role as part of the community. Give back and help make it better now and for the future. 

Cocoa Beach Main Street represents the community and businesses and I am happy to represent this amazing organization. 

In my spare time I enjoy family, friends, listening to live music (Mondo Tikis) time at the beach and traveling. Grateful.

Debi Roth

Debi Roth born in Brevard County and is a Broker / CO-Owner of Veterans Realty of Brevard with her Husband Joe also a Native Floridian from Cocoa Beach.

Licensed Realtor in Florida and New York  over 35 years. In her spare time enjoys teaching Water Aerobics,  Acting in our local Theatre "Surfside Playhouse" and volunteering her time and talents with Cocoa Beach Mainstreet.

 
 

Joanie Iaco - Vice President

Joanie Iaco has been part of the Cocoa Beach community since 2006, initially as a part-time resident and now proudly living here full-time. A licensed Real Estate Agent with Engel & Völkers, Joanie brings a strong commitment to community involvement and local business support.

With over 15 years of Rotary membership—14 in Bluffton, SC, and now with the Cocoa Beach Rotary—she strongly believes in giving back to the community you live in. As the current Vice President of Cocoa Beach Main Street, Joanie is dedicated to helping local businesses remain vibrant and thrive. Passionate about preserving the charm and vitality of Cocoa Beach, she looks forward to continuing to serve and support the city’s growth and success.

Margret Schneider

Retired in 2018 from MMS Consulting Corp., a real estate development consulting corporation located in Westchester County, NY.  Handled all aspects of residential development for leading real estate developers including all municipal approvals, design, legal, marketing, sales, and management.  Portfolio amounted to approximately $1 billion of condominium, townhome, co-op and single family developments.  

Elected to the Common Council for the Village of Dobbs Ferry in early 1980’s and served two terms before retiring from public office.   Introduced Village Administrator form of government and oversaw the interview process, hiring and job responsibilities during first term.  Ran for and won re-election to a second term in order to see this major improvement to local government succeed and it has remained in place for 40 years.  

Serves on Garden Bay Condominium Association Board of Directors 2021, 2022 and 2023.

Appointed to City of Cocoa Beach Planning Board March 2022.

Served on a multitude of civic and philanthropic boards including Westchester County Economic Development Council, Mercy College Board of Trustees, Women in Communications Executive Board, New Rochelle Police Advisory Commission, Boys Town of Italy, Go Red for Women, United Way and American Diabetes Association.
